3. Conditions & Restrictions

  • Exclusive Rights to Purchase: Once you receive this advance, you agree not to enter into a separate sale contract with another buyer.

  • Qualified Sellers: Must have executed a sales agreement with us. The property must serve as your main home.
  • Distance & Cost Limits: The move distance cannot exceed 20 miles, and coverage is capped at $3,000.

2. Service Terms

  • Covered Services: Packing, transportation, and unloading within the distance and cost limits.
  • Approved Providers: You must select from our recommended moving companies for coverage to apply.
  • Coordination: You are responsible for scheduling and confirming the move date with the moving company.
  • Expense Allocation: We pay the moving service directly for costs up to $3,000. Overages are your responsibility.

This incentive allows sellers to remain in their property rent-free until closing, or up to 30 days if the closing extends beyond that period, after completing a cash sale of their home to our company.

1. Eligibility

  • Qualified Sales: Applies only if you have successfully closed a cash sale with us and received payment.

2. Incentive Details

  • Rent-Free Duration: You may stay in your home without rent until the closing date. If the closing is set for 30+ days after sale, the rent-free period ends on day 30.
  • Financial Responsibilities: You are responsible for utilities, maintenance, and other property-related costs during this stay.
  • Property Condition: The home should be kept in its pre-sale state (normal wear and tear excepted). Any excessive damage could result in charges.

3. Conditions & Limits

  • Stay Limits: Your rent-free status automatically ends at closing or 30 days, whichever comes first. Remaining beyond this time without our express approval may result in eviction and/or rent charges.
